1. 271 Oakdale Avenue – Design Review and Tree Permit– PL22-5134 (Allen)

A Design Review and Tree Removal Permit application to: remodel existing 1,264 square foot home; add 148 square feet to the main floor; add 512 square feet to the upper floor; and remove five protected trees and one dead heritage tree. The project also includes a ministerial permit for a one-story, attached Accessory Dwelling Unit of 544 square feet that is not subject to design review. The proposed project has been determined to be exempt from further environmental review under Section 15301 (Existing Facilities) of the California Environmental Quality Act. (CEQA) Guidelines.


2. 405 Marion Avenue – Tree Permit – PL23-5156 (Johnson)

Tree Removal Permit application to remove five coast redwood trees. Two are heritage trees measuring 35 and 31.5 inches in diameter, and the remaining three are non-heritage measuring less than 30 inches in diameter. Per MVMC Chapter 20.67 heritage trees and the removal of four or more non-heritage trees over 19-inch circumference on privately owned property must obtain a tree removal permit from the City. The applicant is proposing to utilize the flat area of the parcel to build a by-right ADU. The consulting City arborist confirmed the six coastal redwoods are in good health, structure, and form; however, need to be removed to accommodate the proposed ADU. On February 28, 2023, the Community Development Director also approved an Emergency Tree Removal Permit to remove one non-heritage coastal redwood measuring 25.5 inches in diameter confirmed by the consulting City Arborist to have partially failed at the roots and is standing at a strong lean toward the neighbor's home creating a safety concern. The proposed project has been determined to be categorically exempt from environmental review under Sections 15304 of the California Environmental Quality Act (CEQA) Guidelines.


3. 71 Throckmorton Avenue – Design Review – PL23-5150 (Johnson)

A Design Review application (PL23-5150) to update the existing façade of a 2,580 square foot commercial building, including new paint, trim, windows, and vinyl awning. The proposed project has been determined to be exempt from further environmental review under Section 15301 (Existing Facilities) of the California Environmental Quality Act (CEQA) Guidelines.


Any decision made by the Zoning Administrator on the above items may be appealed to the Planning Commission by filing a letter with the Planning Department within 10 calendar days describing the basis for the appeal accompanied by a $808.00 appeal fee.
